Land demarcation means the process of identifying and marking the exact physical boundaries of a piece of land on the ground according to official land records. It helps determine the correct location, area, and limits of a property so that there is no confusion or dispute regarding ownership or possession. In India, land demarcation is carried out by government revenue authorities based on survey records maintained under state land laws. For example, in Gujarat the process is governed by the provisions of the Gujarat Land Revenue Code, 1879 and related survey rules. Officials such as surveyors or revenue inspectors visit the site, measure the land using official maps and records, and place boundary markers where required. Land demarcation is commonly required in situations such as property disputes between neighbors, purchase or sale of land, construction activities, fencing of land, agricultural boundary clarification, or when government authorities need to verify land limits for any official purpose. It is also important before starting development to ensure that construction does not extend into another person’s property or government land. Once the demarcation is completed, a report or sketch may be issued showing the boundaries as per official records. This can be used as evidence in legal matters if any dispute arises in the future.
