Answer By law4u team

A Khasra Number is a unique number assigned to a specific plot of agricultural land in a village or rural area, used in revenue records to identify and track land parcels. It is part of the official land records maintained by the revenue department under state land revenue laws. For example, in Gujarat it is maintained according to the Gujarat Land Revenue Code, 1879. The khasra number helps in identifying the exact boundaries, size, and ownership of a piece of land. Each plot in a village or area is given a separate khasra number, and the number is recorded in documents such as the Record of Rights (RTC or Pahani) and land revenue registers. It is commonly used in transactions such as land sale, mutation (ownership change), agricultural loans, property disputes, and land surveys. Along with the survey number and village name, the khasra number acts as an official reference to locate and identify the land in government records. In simple terms, a khasra number is like a “land ID number” that ensures a particular plot of land can be uniquely recognized in the official revenue system.

Dear client, A Khasra number is defined as a unique number or an identification number given to a specific piece or parcel of land in real estate in the revenue records (mostly rural lands). It is given by the Revenue Department to identify and distinguish one piece of land from the other within a village. Each Khasra number corresponds to a particular parcel of land and it covers the parameters like land area, type of land ownership and cultivation details. The Khasra number is one of the most relevant numbers for all papers in the territory, because they are used for significance in land records, traffic of land, tributation, and court action. It assists those in power and landowners accurately to locate and verify the details of lands in functional records. It is usually used in conjunction with other documents such as Khatauni or Record of Rights (RTC), in order to determine the ownership and status of the land. Dear Client, A Khasra number is a unique identification number assigned to a specific parcel of agricultural land in revenue records, primarily in North Indian states. Each Khasra number corresponds to a defined piece of land with recorded details of area, ownership, cultivation, and usage, which enables authorities to identify the land for administrative and legal purposes. The Khasra register records information about the cultivator together with details on crop types and irrigation systems and land ownership. The document serves as an essential revenue record yet it lacks the authority to establish ownership rights. According to Section 54 of the Transfer of Property Act 1882 title needs to be proven through legitimate transfer papers which normally include a registered sale deed that Section 17 1 b of the Registration Act 1908 requires. The Khasra records show ownership through presumptive evidentiary value which needs to be proven wrong by opposing evidence. The revenue authorities use mutation proceedings to make changes in Khasra records which operate according to the same rules that regulate record of rights under Section 128 of the Karnataka Land Revenue Act 1964. The civil courts acquire jurisdiction to resolve title or boundary disputes according to Section 9 of the Code of Civil Procedure 1908. I hope the answer is helpful. For further queries, contact us. Thank you.
