The primary responsibilities of a Patwari include maintaining records of land ownership, cultivation, tenancy, and land transfers. They update the Record of Rights (RoR), also known as the 7/12 extract in Maharashtra or its equivalent in other states, whenever there is a sale, inheritance, or any other transaction affecting land ownership. Patwaris also assist in the preparation of mutation entries, which document the transfer of ownership when a property is sold, inherited, or gifted. This ensures that land records remain current and legally valid.
