Land survey is the process of measuring and mapping a piece of land to determine its exact location, boundaries, area, and physical features according to official records. It helps in identifying property limits, preventing boundary disputes, and maintaining accurate government land records. In India, land surveys are conducted by government authorities through the revenue or land records department under state land laws. For example, in Gujarat the process is regulated under the Gujarat Land Revenue Code, 1879 and related survey rules. Government appointed surveyors or revenue officials such as survey inspectors carry out the measurement using official maps and instruments. Land surveys are commonly required during purchase or sale of property, land demarcation, construction planning, subdivision of land, resolving boundary disputes, updating land records, or before development projects. In some cases, licensed private surveyors may assist, but official recognition usually comes from government authorities. After the survey is completed, a survey report or map is prepared showing measurements and boundaries as per records. This document can be used for legal, administrative, or development purposes.

It is helpful in determining the correct extent of the property as per official records and is commonly used in purposes such as property transactions, construction, land demarcation and resolving boundary disputes. The results of the survey are typically documented as a survey map or a sketch about the survey and work, and this survey map or sketch has the same importance as providing legal proof of the boundaries of the land being surveyed. A land survey is carried out by authorized government surveyors or licensed survey officials usually from the Revenue Department or Land Records Department of the state on the supervision of authorities such as Tehsildar or Taluk Office. In some cases, even private licensed surveyors may perform the survey too but it must be conducted according to the laws of the official land records and land procedures to be legally valid.
